Foundation Settlement

Your foundation is settling. It’s a slow going process that you didn’t want to acknowledge the strong and terrifying implications of until it was staring you in the face.  Except, there are usually signs your home is not structurally sound before the more terrifying symptoms such as bowing walls or sinking floors start to show.

On the inside of your home, you will notice foundation wall cracks similar to what you may see outside your home. These might resemble stair step cracks in a foundation wall made from concrete blocks in your basement, or vertical cracks in poured concrete walls. Drywall cracks are also a sign of settlement, especially when they extend outwards the corners of doors and windows.  

Your windows and doors may also be a sign that settlement is happening in your home. Do they stick when you try to open and close them? Have you planed, or shaved down across the top of a door so it would close more easily? Changed or moved around latches and/or locks? If you have done any of these things, you likely have a settlement issue

The causes of foundation settlement boil down to a simple factor: your home sits on soil – soil moves and changes over time and sometimes it can change and shift so much, that it begins taking your home along for the ride.  Don’t let it.
